Acadiana Place is one of southeast Shreveport’s gated communities that is closest to the major thoroughfares of Hwy 3132 (Innerloop), Bert Kouns Industrial Loop, and I-49. It is situated east of Ellerbe Road on Flournoy-Lucas Road and is a stone’s throw from East Ridge Country Club. In fact, some of the homes back up to the golf course.The first homes were built in 1994 and homes are priced from the low $200,000s to the high $300,000s. This is a very convenient neighborhood if getting to your job or school involves traveling one of the main highways.

St. Charles Place is a gated community located on Norris Ferry Road next to Southern Trace. Home prices start in the mid $200,000s. The gate is manned at night. It is a nice quiet neighborhood. I always get a sense of calm when I go there. It’s like life is unhurried.

Long Lake Estates is one of the more popular gated communities in southeast Shreveport. It is located between Ellerbe Road and Norris Ferry Road on Overton-Brooks Road and has a guard on duty during the day. The first homes were built about 1985, but there are still lots for sale in this subdivision, some of them on the lake. Homes prices begin at about $300,000.

Southern Trace is located on Norris Ferry Road south of Overton Brooks Road. It is a gated community with a guard on duty 24/7. The first homes in the community were built in the early 1980s. Prices range from about $250,000 to over $1,000,000.This development has its own country club offering golf, swimming, and tennis and many of the established homes are on the golf course. If you want to live in one of the premier neighborhoods, this is it.

Twelve Oaks was begun in 2005 and is situated on 400 acres not far from the bustling shopping mecca along Youree Drive. Access to the rest of the city is easy via the Terry Bradshaw Passway. It is comprised of four distinct “neighborhoods“, each with a feel of its own – Middleton Place, Charleston Place, the main part of the development, appropriately called Twelve Oaks, and Bienville Path currently under development.

Norris Ferry Landing is unarguably on of the best-situated gated communities in Shreveport. It is just a hop, skip, and jump (or less than a mile by car) to Interstate 49. The area surrounding Norris Ferry Landing has a distinctly rural feel to it and is smaller than other gated developments such as Southern Trace and Provenance which are communities located in the same area.

Pepper Ridge Area – This neighborhood area is located off Ellerbe Road on either side of Leonard Road. It is one of the older developments in this area and, as such it did not have uniform architectural covenants. Therefore, you will find many styles of homes lining the quiet streets.The homes are situated on large lots of an acre or more with wells and septic systems. There is a very rural feel to this neighborhood although it is closer “in” than some of the other neighborhoods profiled here. It also happens to be one of my favorites.
Provenance is a traditional neighborhood development with a mix of housing types from garden homes to palatial mansions and a definite New Orleans feel. Although not gated, the street layout discourages drive-throughs. There is a village market and restaurant, bank, and post office with plans for other commercial establishments.Being one of the newest developments, many lots are still available. Prices begin in the high $200,000s for the smaller garden homes and go up from there.

Ellerbe Road Estates is one of the earliest developed subdivisions along Ellerbe Road. It is a perfect place for first-time homebuyers to get their feet wet with home ownership. Begun in the late 1970’s the homes reflect the architecture of that time, and many residents have upgraded and remodeled to more modern standards. Ellerbe Road Estates is a great place to live away from the city, but with easy access to everything.
